Property purchase taxes in Comunidad Valenciana changed on 1 June 2026. This page gives buyers a practical summary for resale homes and new-build properties.

Resale home or new build?

Property buyer taxation in Spain starts with whether the home is resale or new build. The same price can lead to a different tax structure, so buyers comparing Torrevieja homes or Costa Blanca properties should check the tax model before comparing listings by purchase price only.

Resale ITP is the main buyer tax For resale homes, the buyer usually pays transfer tax, ITP. On the Costa Blanca, Comunidad Valenciana rules apply; from 1 June 2026 the general level is 9%, and 11% for homes above one million euros.
New build VAT + AJD For new builds the structure is different: buyers usually calculate 10% VAT plus regional AJD. In Comunidad Valenciana, AJD is 1.4%, so new builds in Torrevieja should be compared differently from resale homes.
Purchase budget Tax is not the only extra cost In addition to taxes, buyers budget for notary, registry, possible lawyer or gestorĂ­a, bank costs and other completion expenses. That is why the full calculation is always property-specific.

Example buyer calculations

The examples below are indicative and assume that the taxable base equals the purchase price. In a real transaction, the taxable base, reductions and buyer profile are always checked separately.

Example 1 Resale home in Torrevieja EUR 250,000 For a standard resale home in Comunidad Valenciana, 9% ITP would mean approximately EUR 22,500 in tax. Other completion costs are added separately.
Example 2 Costa Blanca new build EUR 500,000 For a new build, 10% VAT would be around EUR 50,000 and Comunidad Valenciana AJD 1.4% around EUR 7,000. In this example, taxes would total about EUR 57,000 before other costs.
Example 3 Resale home above one million euros If a resale home value exceeds EUR 1,000,000, the Valencia ITP rate is 11%. For example, on a EUR 1,200,000 home, the tax would be about EUR 132,000 before other costs.

In Spain, ITP on resale homes and AJD on new builds are not identical everywhere. New builds also include VAT, which is usually 10% in mainland Spain. For Costa Blanca buyers, the most important row is Comunidad Valenciana.
